The cash needed to move into an Abu Dhabi rental can be much larger than its monthly rent equivalent. The first instalment, refundable deposits, account setup, moving and essential purchases may all be payable before the next salary arrives. Build an opening-cash schedule from actual written quotations rather than assume one standard percentage covers every property.
The purpose of this checklist is to identify what must be funded and when. It does not provide current market fees. A landlord, broker, utility provider and cooling company can each have different terms, and the relevant tenancy registration route depends on the property.
Start with the first rent payment
Confirm the agreed annual amount, instalment schedule and date the first payment is due. Find out whether a reservation payment is credited towards rent, a deposit or another charge, and what happens if the proposed tenancy does not proceed.
Check the recipient's identity and authority before paying. Request a receipt describing exactly what the money represents. If an advertisement uses a monthly equivalent while the lease requires larger instalments, budget for the contractual payment.
The rent-payment schedule guide explains how to fund later payments without confusing savings transfers with additional rent.
Keep refundable deposits visible
Ask for the tenancy deposit amount, holder, refund conditions and process for deductions. Do not apply a deposit percentage taken from a different property or assume every furnished and unfurnished home follows the same practice.
Utility and district-cooling accounts may require separate deposits under their service terms. Record these individually so you know who holds each amount. A landlord's deposit is not automatically available to settle a cooling account at departure.
Refundable money still needs funding at the beginning. Keep it separate from permanent expenses in the budget, and do not use an expected future refund as though it were cash already available.
Obtain an itemised service quotation
If a broker or management company is involved, request the agreed service fee, any tax treatment shown on the invoice and the exact work covered. Avoid treating every administrative charge as a compulsory government fee.
Ask who will register the tenancy and which system applies. TAQA Distribution distinguishes contracts registered through Tawtheeq from those under the ADGM Registration Authority. Its moving-in guidance says both can connect with utility account setup under their respective arrangements.
If a provider requests payment for an additional registration or setup task, ask why the charge applies in this case. Retain the contract and receipt rather than rely on a verbal bundle description.
Plan utility and cooling activation
Confirm the property identifier, proposed connection date and whether an old account needs closing. TAQA's guidance provides a separate move-in application route for owners and tenants outside the linked registration arrangements.
Cooling can involve another provider, account and payment. Ask whether the property has district cooling, individually metered air-conditioning electricity or cooling included under the lease. A working air conditioner during a viewing does not establish how you will be charged after occupation.
Do not arrange essential deliveries around an assumed activation date. Confirm access to water, electricity and cooling before committing to a move that depends on them.
Add the practical move-in purchases
Inspect the property inventory before buying appliances or furniture. An unfurnished apartment may include some installed equipment, while a furnished one may still need bedding, kitchen items or a work desk. Record what is supplied, its condition and what must remain at handover.
Get delivery and assembly costs with the purchase price. Measure doorways, lifts and room layouts, and ask building management about delivery access, booking or protection requirements.
Arrange essential items first. A usable bed, necessary cooking equipment and safe lighting may take priority over decorating every room immediately. The furnishing checklist helps stage those decisions.
Allow for overlap and temporary accommodation
The new lease may start before the old one ends. Include overlapping rent, storage and duplicate service periods if the dates make them necessary. Temporary accommodation can also be needed if keys, registration or account activation are delayed.
Ask whether the old deposit can be refunded only after inspection or final bills. That timing matters even if you expect the full amount back. A realistic opening plan can carry both the old unresolved deposit and the new one temporarily.
If an employer reimburses relocation costs, establish eligible expenses and payment timing. A reimbursement promise does not pay an invoice due before you can submit the claim.
Turn the list into a cash schedule
Use columns for the item, payee, quoted amount, refundable status and due date. Mark unconfirmed figures clearly rather than fill gaps with invented fees. Keep a separate allowance for genuinely uncertain but foreseeable costs.
As a hypothetical example, AED 20,000 in first rent, AED 5,000 in deposits and AED 4,000 in essential moving purchases would require AED 29,000 before any unlisted charges. These are chosen arithmetic inputs, not Abu Dhabi price estimates.
Before signing, check that the available funds cover every confirmed due date while leaving money for ordinary living. A lower advertised rent is useful only if the entire move-in commitment fits your actual cash position.
