To rent an apartment in Abu Dhabi, begin with a budget that includes initial cash requirements and recurring bills. A unit that fits your monthly calculation may still require a payment schedule you cannot fund.

Shortlist and inspect

Compare apartments by unit size, exact location, parking, furnishing and cooling arrangement. View the actual unit before paying. Test the lift journey, mobile signal, water pressure and air conditioning where access permits. Ask about noisy works and the maintenance contact.

Agree the paperwork

Verify the landlord or authorised agent and request an itemised cost statement. Read the tenancy contract, registration arrangements, payment dates and termination terms. Ask which defects will be fixed before handover and record the answer in writing.

Take possession carefully

Photograph condition and meter readings, record the keys received and retain receipts. Do not treat payment alone as a completed move-in. You still need the agreed handover, access permissions and service arrangements for that apartment.

Set a brief that can be checked at a viewing

Write the maximum initial payment, annual rent range, intended occupancy date, bedroom needs and normal work journey. Add genuine requirements such as accessible entry, a parking space or permission for a pet. Separate these from preferences. This lets an agent explain a relevant compromise instead of showing a larger collection of unsuitable units.

Compare available apartments on the same basis. Note the exact building and unit, whether photographs show that unit and whether advertised furnishing includes appliances. Ask who bills cooling and whether the quoted parking is an assigned space. A lower rent can be offset by a different service package, so keep the full cost statement beside the listing.

Check the property and the person granting the lease

A viewing appointment or access to keys does not alone establish authority to rent a home. Obtain the owner's identity and appropriate ownership or management evidence through the relevant official property channels. If an agent or manager signs, ask how their authority is documented. Match the proposed payment recipient to the verified arrangement before sending money.

Ask which registration system applies. Many Abu Dhabi homes use Tawtheeq, while properties within ADGM's jurisdiction use its separate real estate framework. Al Maryah and Al Reem Islands should not be treated as ordinary Tawtheeq transactions without checking. Use the property's exact location and official record when resolving that question.

Inspect a functioning home, not only its appearance

With permission, run taps, inspect visible drainage and test the air conditioning. Ask whether any system is switched off and arrange a second check if its condition is material. Look for damp patches, damaged seals, missing appliance parts and evidence of unfinished work. Photograph issues and identify which must be fixed before possession.

Check the journey through the building, including lift waits, parking and delivery access. Look at mobile reception where you will work or make calls. Ask about noisy works, maintenance contact details and emergency response. The viewing checklist helps organise evidence without letting attractive furniture dominate the decision.

Read the agreement before the reservation becomes a commitment

Request the draft contract and all attachments. Check the parties, dates, annual rent, instalment schedule and each charge. Ask whether a reservation payment is refundable and under what precise conditions. Do not rely on a general assurance that the standard form protects everyone.

Read renewal, notice, early ending, maintenance and deposit provisions together. Ordinary expiry and an early departure during the term are different events. Record promised repairs, supplied equipment and handover timing in writing. If a clause is unclear, obtain advice before payment rather than assuming a usual practice will override the agreement.

Coordinate registration, services and access

Ask who submits the tenancy record and when you receive confirmation. TAQA Distribution describes linked account creation for registered Tawtheeq and ADGM tenancies, but you should still confirm the actual account and address. Cooling and internet can require separate arrangements. Book delivery only when essential services and building access are dependable.

At handover, record condition, meter readings, keys and access cards. Send the defect list through the agreed channel and retain acknowledgement. Obtain receipts for every payment and keep the inventory signed by the responsible parties. Put renewal and notice dates in the calendar immediately. This turns a successful viewing into a usable, documented tenancy rather than an apartment you have paid for but cannot properly occupy.

If the apartment is still occupied, agree when the outgoing tenant leaves, when cleaning and repairs happen and when you can inspect again. Avoid treating a proposed vacant date as proof that possession will be available. Ask how a delay affects payment and temporary accommodation. Keep the owner's commitment in writing, especially where your flight, delivery or current lease ends close to that date. A short overlap can be less costly than arranging removal for a home that has not actually been handed over. Confirm the exact position before cancelling your existing accommodation or giving a removal company a final instruction.
