Sharing accommodation in Abu Dhabi requires more than agreement between the people paying for a room. Check the landlord's permission, the tenancy terms, the authorised property use and applicable occupancy and safety requirements. A person allowed to live in a home is not automatically authorised to sublet part of it to somebody else.
Identify the arrangement before assessing it
Distinguish a named tenant sharing with an approved household member, a co-tenant arrangement, a sublease and accommodation supplied by an employer or licensed operator. Ask who contracts with the owner and who receives each payment. The legal and practical risks differ where the person offering a room is themselves only a tenant.
Write down the unit address, main lease term and proposed occupants. Confirm whether the arrangement involves exclusive use of a room, shared facilities or access controlled by another resident. A very low price is not useful if the person taking the money cannot lawfully provide possession.
Check written landlord permission
The published local tenancy law says that assignment or subrenting all or part of the property requires the landlord's permission under its provisions. Do not treat a lease in one person's name as authority to advertise rooms commercially. Ask for the permission and check that it covers the actual proposed arrangement.
A landlord's permission should identify the property, relevant occupiers and any conditions. Permission for one named additional occupant may not cover replacing that person repeatedly or accepting paying guests. If a manager gives consent, confirm that the manager is authorised to do so.
A sublease should not be assumed to release the original tenant from obligations to the landlord. The local law expressly addresses continuing obligations in that relationship. The main tenant should understand that collecting rent from others may leave them responsible if those occupants damage the home or fail to pay.
Permission does not override occupancy controls
DMT's official overcrowding guidance identifies Law No. 8 of 2019 concerning occupancy of properties and residential units. It explains overcrowding by reference to the space and facilities available and describes municipal enforcement. This is a separate issue from private consent between landlord and tenant.
Ask the relevant municipality or property authority about the permitted occupancy and use of the specific unit. Avoid assuming that any number of beds shown in an advertisement is approved. Partitions, blocked exits and altered electrical arrangements can raise safety issues even where residents have signed a private agreement.
Do not generalise one development's rule or a headline penalty into a universal answer for every home. A responsible enquiry identifies the building, unit type, proposed occupants and arrangement. The authority can then explain the applicable requirements instead of responding to an abstract question about sharing.
Apply the correct property regime
ADGM covers Al Maryah and Al Reem Islands. Its AccessRP guidance explains recording occupants and currently gives a maximum of three occupants per bedroom for its system. That number is not blanket permission to sublet and should not be copied as the ordinary municipal rule for all Abu Dhabi housing.
Ask ADGM about the lease, occupant record and proposed sharing arrangement where the property falls within its jurisdiction. Check any building rules as well, while recognising that a building's private permission does not replace the applicable legal requirements. Keep the response with the tenancy records.
Verify the person offering the room
Request evidence that the provider can offer the accommodation and receive the payment. Compare their name with the main agreement or authority document. If the owner is said to be “unavailable”, ask how permission can be authenticated rather than accepting a cropped document belonging to another property.
Use a traceable payment method and obtain a receipt identifying the purpose and period. Distinguish a refundable security sum from rent paid in advance. Never hand over identity originals as informal security or share UAE Pass credentials to prove that you are a resident.
Put practical responsibilities in writing
Agree rent, payment date, utilities, deposit, access, cleaning, visitors and the process for leaving. Identify who pays if the main lease ends earlier than expected. A subtenant should check that their proposed term does not outlast the main tenant's ability to provide the home.
Clarify whether utilities are individually measured or allocated between occupants. An unexplained “share of bills” can become a recurring disagreement. Keep the agreement and receipts accessible outside a shared messaging group that another person can delete.
Respond to problems through the proper channel
If the landlord challenges the arrangement, preserve the permission, main agreement and payment records. Do not manufacture a backdated consent document or conceal the number of residents. Ask the relevant authority how to address the position and whether the dispute follows the ordinary local rental route, ADGM process or another accommodation framework.
For immediate safety concerns, use the appropriate safety or emergency channel rather than waiting for a rent dispute to be resolved. The tenancy overview explains the broader roles of property administration and rental adjudication. A sustainable sharing arrangement depends on valid authority, permitted occupancy and clear practical responsibilities together.
